A warranty covers unexpected breakdowns — but it doesn't cover damage caused by neglect. Keeping up with basic seasonal maintenance ensures your systems last longer and your warranty claims are never denied for lack of upkeep.

Spring

Inspect your skirting for damage or gaps that could let moisture or pests in. Check your roof for winter damage, especially around vents and seams. Test your air conditioning before the heat arrives — replacing a filter now prevents a breakdown in July. Clear debris from around your home's exterior to maintain proper drainage.

Summer

Keep your HVAC filter on a monthly replacement schedule during heavy use. Inspect weather stripping around doors and windows to keep cool air in and humidity out. Check under your home for any signs of plumbing leaks or moisture buildup. Make sure your belly board (bottom insulation barrier) is intact.

Fall

Service your heating system before cold weather hits. Disconnect and drain outdoor hoses to prevent frozen pipes. Inspect your water heater for signs of corrosion or leaking. Seal any gaps in your skirting that could allow cold air under the home and freeze pipes.

Winter

Keep your home heated to at least 55 degrees, even when away, to prevent frozen pipes. Know where your water shut-off valve is in case of emergency. Check that heat tape on exposed pipes is functioning. Monitor your energy bills for unusual spikes that could indicate HVAC problems.

Document Your Maintenance
